Аннотация: The effective demand in the housing market of a large city is determined by the factors of social, demographic, and economic development of the territory. This article presents and analyzes the dynamics of the actual and forecast indicators of Krasnoyarsk that describe the changes in the population count and employment within the economy, the money incomes of the residents, the amount of investment in key assets; manufacturing, work performance, and service rendering across various areas of economic activities, housing availability, the construction rates of new homes, and housing market prices. The changes occurring signify that the city is developing, and the effective demand is growing in both the new and existing homes markets, which is confirmed by the market price dynamics. The performed assessment and forecast of social and economic development indicators, as well as the analysis of Krasnoyarsk's positions in national and international ratings, show that the future lies with a city that focuses on economic stability and a comfortable living environment as these things form the basis of the effective demand in the housing market. © 2022, The Author(s), under exclusive license to Springer Nature Singapore Pte Ltd.
